A $25.00 non-refundable online application fee per applicant is due in full before the application can be considered. The Application fee is always NON REFUNDABLE. The application will not be processed until all documents (per applicant) have been received with the application.(ID,Social Security Card, Pay Stubs, Child Support order, Government funding letter) You can upload the documents with your application. Documents needed are not limited to the stated above items, additional information may be requested if it is needed in order to move forward. Please note that for income verification, your two most recent bank statements may be required. Applicant shall place a NON REFUNDABLE holding fee (Equal to the rental rate within 24 hours of Approval) this will also take the home off market. The non-refundable holding fee may be more than one month rent dependent on Applicants qualifications. Applicant understands and agrees that multiple applications may be taken by Landlord or Management under the direction of the Landlord for the same property {for the property that does not have an approved application and full deposit already in place.} and will be approved based on FULL application qualifications.
A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility and security binder levels. Unfavorable accounts which will negatively influence this score include but are not limited to collections, charge-off, repossession, and current recent delinquency and open bankruptcies will result in an automatic denial of the application
